PM Modi's historic landing of ELF, Rafale and Sukhoi jets in Dibrugarh marks India's strategic advance

Dibrugarh/Guwahati: Prime Minister Narendra Modi landed at the Northeast’s first emergency landing facility, the highway runway at Moran in Assam’s Dibrugarh district, and launched a slew of infrastructure projects worth over Rs 5,500 crore across defense preparedness, connectivity, education and digital capabilities in the densely populated state. On Saturday, Modi flew to the Moran bypass from Chabua airport in an IAF C-130J and landed on the 4.2-km-long specially reinforced road section built at a cost of Rs 100 crore. Designed for both military and civilian use, the emergency landing facility doubles as a national highway and serves as a backup to the Dibrugarh airport during natural disasters or conflicts.

Officials said the zone can take off and land fighter jets with a maximum take-off weight of 40 tons and transport aircraft with a maximum take-off weight of 74 tons, thereby enhancing rapid deployment and rescue operations in sensitive areas close to the Chinese border. After the Prime Minister’s landing, the Indian Air Force conducted a 40-minute aerial display to emphasize the operational readiness of the zone. Sukhoi Su-30MKI and Rafale fighter jets took off and landed, An-32 transport aircraft demonstrated short-field combat, and advanced light helicopters simulated humanitarian assistance and disaster relief missions. Garud commandos performed a rope landing on the runway to demonstrate.Later, Modi inaugurated the Kumar Bhaskar Varma Setu in Guwahati, a six-lane, 7.75-km-long concrete bridge across the Brahmaputra River that was built at a cost of Rs 3,030 crore. The bridge, the first of its kind in the Northeast, will reduce the travel time between Guwahati and North Guwahati via Saraighat Bridge from about 30 minutes to about 7 minutes. It is designed for high seismic activity and features friction pendulum bearings and a real-time bridge health monitoring system. Modi laid the foundation stone in February 2019.At Lachit Ghat, the Prime Minister inaugurated the temporary campus of IIM Guwahati, the second Indian Institute of Management in the region and the 22nd in India. The Rs 555-crore permanent campus will be built at Parasbari near Guwahati, with classes starting from a transit campus at Bhangra Tech City and directed by IIM Ahmedabad. He also inaugurated the NE National Data Center at Amingaon, Kamrup, a Rs 348-crore facility with 8.5 MW of certified load and advanced rack capacity to host mission-critical government applications and serve as a disaster recovery center under Digital India. An electric bus fleet and other connectivity projects have also been launched.

From renting to buying your first home in the UAE in 2026: 5 real estate trends homeowners should pay attention to
UAE Real Estate 2026: Is now the time for first-time home buyers to enter the market?

Property in the UAE in 2026 market is entering a new chapter of demand, innovation and opportunity, with first-time homebuyers playing an important role in reshaping how residents own property. Many long-term residents who once tended to rent or invest second time are now turning their attention to buying their first home. This shift reflects the maturation of the market, with changing priorities, government support programs and changing buyer psychology.

UAE first-time homebuyers’ strong desire supported by government

One of the biggest structural shifts to encourage first-time home buyers is the launch of the Dubai First Time Home Buyers (FTHB) scheme in July 2025. The program, run by the Dubai Department of Economy and Tourism (DET) in partnership with the Dubai Land Department (DLD), has helped more than 2,000 residents buy their first home within six months, with residential transactions exceeding AED 3.25 billion.

The program’s tools, priority access to new developments, tailored mortgage schemes and preferential pricing, are designed to simplify and democratize access to property ownership, particularly for middle-income residents and long-term renters who eventually take the step. So far, more than 41,000 residents have registered, nearly half of whom are former long-term tenants.

From renters to homeowners: What are UAE buyers’ priorities?

While incentives and support programs are important, buyers themselves are becoming more discerning and long-term-focused when selecting properties. Real estate professionals say the biggest difference in 2026 is that first-time homebuyers are no longer chasing deals or speculating; they are focused on livability, long-term comfort and value preservation.

  • Build quality and functional design: Buyers pay close attention to home layout, build quality and finishes, not just the price tag. Practical aspects such as natural light, storage space and functional floor plans are now essential considerations, especially for those who plan to live in these homes for years or even decades.
  • Location, accessibility and community infrastructure: Location and community quality remain key drivers for first home buyers. Demand in areas that strike a balance between affordability, convenience and amenities, including Meydan Horizon, Dubai Islands, JVC, Dubai South, Nad Al Sheba and Town Square, remains strong as buyers prioritize proximity to work, schools, retail, parks and transport hubs.
  • Livability over investment speculation: Compared to investors chasing short-term price gains, first-time homebuyers are increasingly considering daily life, a sense of community and long-term home satisfaction. Many people are willing to look for larger apartments or townhouses outside of central addresses in family-focused communities, where they can secure value and space within their budget.

Spending priorities have shifted from purely financial calculations to a combination of comfort, sustainability and future growth potential, signaling a maturing outlook for UAE buyers.

UAE Home Affordability, Payment Plans and Mortgage Techniques

Affordability remains a central theme. Many first-time homebuyers are balancing budget caps and financing options to create a customized payment plan and mortgage structure that works for their situation. Barriers to entry are becoming increasingly easier with lenders offering loan-to-value (LTV) ratios of up to 80% for expats and 85% for UAE nationals on certain properties.

On the technology front, mortgage application and advisory services have experienced rapid innovation. Mortgage solutions are moving from “quick” processing to using artificial intelligence tools to make smarter financing decisions, helping first-time homebuyers better compare plans, predict long-term costs and choose tailored payment terms. This trend is part of a broader fintech consolidation that is helping to reduce barriers to home ownership and improve buyers’ financial confidence.

Market dynamics in UAE: Confidence growing, owners’ priorities changing

Overall demand in the UAE real estate market continues to be strong, even attracting end-user buyers, many of whom are first-time buyers, for transactions that have traditionally been led by investors. This is reflected in steady market growth, strong residential sales and a broader trend of buyers seeking stability and predictability in long-term housing options rather than short-term speculation. The shift is in line with broader property market attitudes in the Bay Area, with buyers now focusing on delivery timelines, developer credibility, operating costs and quality of life factors rather than rushing to buy due to potential price spikes.Additionally, remote working and lifestyle changes are reshaping preferences, with many buyers in the UAE now considering villa and townhouse communities that offer space, privacy and proximity to nature rather than small apartments in crowded areas. Transport infrastructure and community planning, including schools and green spaces, are influencing where first-home buyers choose to put down roots.

Home buying challenges brought on by UAE demand

Despite strong interest, some potential first-time buyers are priced out of city centers and prime locations. With residential prices rising in popular areas such as Downtown Dubai, Palm Jumeirah and Emirates Hills, buyers must prioritize affordability and practicality over prestige.

This dynamic has led many to consider emerging or secondary locations where homes are more affordable per square foot and offer more space while still providing an attractive community base. First-time homebuyers in the UAE are increasingly focusing on liveability, quality, location, sustainability and long-term value, which is reshaping the real estate landscape in 2026.Government-driven programs, technology-enhanced mortgage solutions and informed buyer behavior are converging to make home ownership more accessible, more meaningful and more strategic. Today, owning your first home in the UAE is more than just a financial milestone, it is becoming a lifestyle choice with lasting consequences, reflecting growing confidence in the country’s economic stability and a growing commitment to community living.(Disclaimer: Expert advice and views on the stock market, other asset classes or personal finance tips are their own. “相信我们自己的机构还是外人?”民航部驳回外媒有关印度航空坠机事故的报道“I just want to tell you that our investigative agencies are looking into the matter. Should we trust our own agencies or outsiders? Our agencies are working on this issue,” Mohol said, according to news agency PTI.Mohol further reiterated that he would wait for the final report before making any judgments. “Only commenting on the final report is justified once it is finalized,” he added, stressing the need to trust India’s own investigative agencies rather than foreign media reports.Earlier, Italian media reported that the crash was blamed on the pilot. The Aircraft Accident Investigation Bureau (AAIB) also stepped in to clarify the situation on Thursday. They firmly stated that the investigation is still ongoing. The AAIB also called media reports claiming the investigation was completed “incorrect and speculative”.The devastating accident occurred on June 12 last year when an Air India Boeing 787-8 bound for London Gatwick Airport crashed shortly after taking off from Ahmedabad. The crash killed 241 passengers and 19 others, making it one of India’s worst aviation disasters.

Cabinet approves construction of India's first underwater road-rail tunnel in Assam

New Delhi: The Union Cabinet has approved infrastructure projects worth over Rs 31,000 crore, including the construction of the country’s first road-cum-rail tunnel under the Brahmaputra river in Assam. This twin-tube public tunnel with approach roads for vehicles and trains is the second tunnel in the world and was built at a cost of Rs 18,662 crore. It will connect Gohpur and Numaligarh in Assam and reduce travel time from about 6 hours to just 20 minutes. Announcing the cabinet decision, I&B Minister Ashwini Vaishnaw said that the project, which will be fully funded by the government, will not only shorten the travel distance from 240 kilometers to about 34 kilometers and improve connectivity, but is also strategically important. The four-lane tunnel will ensure high-speed connectivity to Arunachal Pradesh and provide “strategic resilience” for defense purposes. The minister said the twin pipelines will be connected to each other at a distance of 500 meters.

Officials said the tunnel will be built about 32 meters below the lowest river bed of the Brahmaputra River. One of the tubes will be equipped with a monorail track that will not allow vehicles to move as the train passes through the tube.

,

Prime Minister Narendra Modi called the Brahmaputra Tunnel Project a “landmark initiative to promote connectivity in the Northeast”.“…this transformative project will enhance connectivity, reduce logistics costs and accelerate growth in Assam and the entire Northeast,” he said in a post on X.TOI has learned that the government initially included connectivity between Gopur and Numaligarh as part of the Special Accelerated Road Development Scheme for the Northeast in 2008 by building a bridge. But later a proposal was made to build a road tunnel under the Brahmaputra River. Later, it was modified to have a tunnel shared by vehicles and trains.A similar 22-kilometer road-cum-rail tunnel through the Northeastern Chicken Neck corridor is also in the planning stages. Apart from tunnels, the cabinet also approved three NH projects with a total cost of over Rs 11,000 crore: a 107.7-km-long four-lane highway in Gujarat, a 154.6-km-long highway in Maharashtra and an 80-km-long NH-167 corridor in Telangana. In the railways sector, three multi-track projects covering 12 districts of Delhi, Haryana, Maharashtra and Karnataka were approved at an estimated cost of Rs 18,509 crore. The approved projects will add 389 kilometers to the existing rail network. The multi-track project is scheduled to be completed by March 2031. These include the laying of the third and fourth lines between Kasala and Manmad in Maharashtra, which will have the second longest tunnel on the rail network.

Hardik Pandya is the Atum of Indian cricket | Cricket News

哈迪克·潘迪亚 (Hardik Pandya) 是印度板球界的阿图姆 (Atum)

Hardik Pandya during the 2024 T20 World Cup.

TimesofIndia.com in Delhi: In Egyptian mythology, Atum was the primordial creator god who rose from the chaotic waters and existed before the rest of the world was created. Simply put, Artum created himself. This is not a false myth. This is the story of the rise, grind and survival of India’s premier all-rounder and MVP of white-ball cricket: Hardik Pandya.Chaos and Hardik Pandya went hand in hand, but the cricketer managed to defy odds, tune out the outside noise and keep battling perception.

Dancing, drumming, and lots of fun! Indian team lands in Colombo | Hardik Pandya and Mahieka Sharmaindia arrive –

Weird haircuts, countless tattoos, unique dress styles, flashy cars and the humblest of exotic watches. They loved his cricket, questioned his choices and laughed at his personal life. However, this glimpse will leave a lasting impression and warmth on you, making you feel immediately at home. Hate him, hate him, but you can’t ignore him. Pandya is at the heart of India’s white-ball system and a key part in keeping the scales balanced since 2016.However, 2016 was not the pivotal year in Pandya’s story. It was the Syed Mushtaq Ali Trophy 2013-14 season and John Wright was watching a match in Baroda from the stands. The Mumbai Indians head coach at the time was scouting local talent for the team and Pandya’s first look impressed the New Zealander. The incident happened more than a decade ago, but the 71-year-old remembers the details as if it happened yesterday.“I watched him for a week in various games at BKC. He didn’t get a lot of runs, but he had attitude. He kept trying to hit the ball out of bounds and attack. We tried to sign him that year just because we had an opening in the lineup. I think Jarraj Saxena was injured and we could have replaced him, but Hardik had a back injury so we couldn’t. He came to Wankhede Field, bowled and batted. Then he got injured, so we couldn’t reach him that year.

“We got him the next year. I was lucky, you know, because I played against Kieran (Moore) and I’ve been friends with Kieran for years. He had a bit of an awareness of him but I liked his attitude. Yes. I’ll never forget that sequence of his hip – like Virender Sehwag, you know, sometimes it’s just a shot you see. That was 2014 and he started playing for us in 2015 and started winning championships with us. “Wright told TimesofIndia.com in New Zealand.Pandya’s inclusion in the MI squad means he shares the dressing room with an absolute legend in the football world. In that lounge, he found mentors and coaches and formed strong bonds. Kieron PollardEntering his life remains the defining moment of Pandya’s career. In the West Indian all-rounder, Pandya found someone with whom he could connect, talk and learn. While the lessons extended beyond cricket, the lessons didn’t begin immediately, but early confidence sustained Pollard for many years to come.

I just hope and pray that one day we can continue to remember Hardik Pandya for what he did on the cricket field. Rather than expensive watches and cars and the like

Kieron Pollard

“The first time I thought of him, again, was someone who was excited, someone who was full of youthful energy, going into the unknown, but still just being himself. Again, I think this blows my mind because typically when men come into an organization like MI, they’re usually shy. But he’s not shy. He is very confident. I think, you know, that’s what attracted me to it,” Pollard said in an exclusive conversation. While the first impression was very good, Pollard took it easy on the young all-rounder. He didn’t look too far ahead, but the moment he saw Pandya coming off a career low, his decision was made. The West Indies newspaper believes Pandya has the “real courage” to stand out on the big stage and is “born for the great times”.

Kieron Pollard Hardik Pandya

“I think it took me a few years to really make the decision that ‘he’s the guy to do this’ because he had his highs and then he had his lows. That’s where you really see a guy’s true mettle, because that’s what tends to happen. You have a good season and then that’s it for some guys.” But the way he went through the highs and lows proved to myself that he was capable. Again, for us, we spend a lot of time together. “He spent a lot of time talking about cricket, talking about life, you know, talking about brains and stuff like that. So all those things, after it’s absorbed, and then you see the performance on the field again, that’s when you really realize, okay, this guy, he’s made for the big time,” Pollard explained. In the early days of MI, Wright noticed the growing relationship between Pandya and Pollard and saw the friendship develop into a special bond. This also affects cricket as the veteran coach still believes that “the best coaching comes from your teammates”.

I think they enjoy each other’s company. They make great companions. He learned a lot from Kieran Pollard

John Wright

“I think one of the things that stands out the most is they’re great partners. They seem to get along really well. Obviously, that relationship helps a lot playing together. The best guidance often comes from your teammates. From the guys in the team. You can be a coach, but the best guidance comes from your teammates. This is an old-fashioned way of learning. But it’s probably the best and strongest. “For example, while in the Indian team, Anil Kumble’s impact on our spin bowlers was huge. Rahul Dravid, Sourav Ganguly, Sachin Tendulkar and VVS Laxman’s impact on other batsmen was huge. I think as a coach you need to create that environment so players can learn from each other. I think that happened to Polly as well. But I think they enjoyed each other’s company. They make great companions. He learned a lot from Kieran Pollard,” Wright said.During many interactions, Pandya consistently referred to Pollard as his brother from another mother. The connection between the two remains special, and Pandya insists that his Caribbean view of life continues to appeal to Pollard. When Hardik’s brother Krunal came into the MI squad, the trio hit it off immediately and together became the core of the franchise for years – helping them win titles and dominate the IPL. They are, in Pollard’s words, the “real engine room” of the device. When it comes to Caribbean prospects, Pollard doesn’t limit himself to music and style.“We tend to associate it with Caribbean and West Indian music and styles. But we also have this pride and passion for performing. Once you don’t perform, people will look at what you are doing. That’s exactly what it’s like from Hardik’s point of view. This is exactly what happened to him. He dresses well, he’s there, he likes himself, he likes to look good. He has that talent. People often try to use this against him. Because they don’t have that confidence. This is what happened. So there are things that resonate with me,” Pollard said.It was more than just fun and games as Pollard and Pandya spent countless late nights and early mornings in the hotel corridors. It’s about life, cricket and everything that happens in between. Throughout his active playing career, Pollard was always known for shutting out the outside noise and speaking his mind. It’s an art that takes years to master, but based on Pollard’s words of wisdom, Pandya had an early training camp that prepared him for the myriad battles in life and cricket.“I think it’s just one of those conversations and it’s a conversation about understanding who has power over you and who you allow to have power over you. If you know you’re doing everything you need to do on the cricket field and it doesn’t happen, that’s okay because it’s a game, it’s a sport and you feel a lot, right? But if you allow people who can’t even pick up a bat or ball, or who have opinions just because they watch the data, to influence you, that’s where the problem lies.

“My cricket will speak for me. If my cricket doesn’t speak for me today, that’s it. I’ll let it speak for me tomorrow.” That’s my mindset and that’s the mindset that we’re having this conversation with. Because people tend to say certain things, but we can control what we can control. We don’t live it. But when you start living mentally, you become stronger,” Pollard revealed of his conversations with Pandya to mentally prepare him for the fight.Over the years, Pandya has been labeled fragile and injury-prone, with little known about the top all-rounder’s relentless work. He was not just a piecemeal cricketer; He is a freak who can break into any line-up purely by batting or bowling. After career-threatening injuries and surgeries, Pandya continues to go strong and has played 131 T20Is and 94 ODIs for the national team. He’s not done yet!“He will be told a lot of things. He will not be able to bowl anymore. He is not physically strong. Who are you to say something like this? If you are not an expert. So when you realize these are just words, and people may be using words to set an agenda. Just channel your energy and say, okay. If you tell me I can’t, I’ll tell you I can. You know, that’s exactly what he did for years. Like I said, it wasn’t easy for him. There is such a person. and lives in India. The media will target this. “That’s the whole consequence of this lifestyle. But you have to be strong enough to overcome it. I believe he is strong enough to overcome it. Who says they won’t have more? Because life is like, life is what life is about. But he has, he now has the template to overcome it. That’s it,” Pollard said.

Hardik Pandya Mahika Sharma

Hardik Pandya and partner Mahieka Sharma.

Gorgeous car packaging, expensive watches and an enviable lifestyle. While Pollard wouldn’t have bought most things, especially expensive watches, Pandya did, but as a “brother from another mother” he felt immense pride in seeing the story unfold up close. Pollard understands the feeling of winning the World Cup for his country, having given more than 100 per cent during the game and preparations, but wants Pandya to be remembered for “everything he did on the pitch”“I just hope and pray that one day we can continue to remember Hardik Pandya for what he did on the cricket field. Rather than expensive watches and cars and so on, because those tend to come first. Because cricket often comes second in the media world. For what he’s done from a cricket and white-ball cricket perspective, especially after where he comes from, and the support he’s gotten from his family – we must never forget that. The journey is extraordinary and could last a long time,” Pollard said. Before hanging up the phone, Pollard remembered praising his red-ball performance for India. The current perception is that Pandya does not want to play Test cricket for India anymore, but like Atum, he is determined to rise from the troubled waters.

“It’s going to depend on how quickly you request the kit, how quickly you get others to sign up, and how quickly you return the kit once it’s mailed to you,” Uribe said in the video. “Remember, once you receive the kit, do your swab immediately and send it back the same day or the next day. Once the kit is received by the organization, the registry, it will take a few weeks to process it and then upload everything to the registry, so time is of the essence.”

How the process works

A nonprofit called NMDP whose goal is to save the lives of patients with blood cancers and diseases says on its website that 13 percent of its stem cell registry members are Hispanic or Latino. “But this is not enough to meet the needs of Hispanic patients seeking unrelated blood stem cell donors. To increase this number, NMDP is working to break down barriers to enrolling in the registry,” the nonprofit said, adding that every three to four minutes someone in the United States is diagnosed with blood cancer.

When a member of the NMDP registry is matched with someone who needs a stem cell transplant, the nonprofit contacts the potential donor and may request additional blood tests. Potential donors are required to complete a medical exam. The cost will be borne by NMDP.

The nonprofit will even cover all donation and travel expenses, including airfare, hotel stays and meals for potential donors and their companions. Most donations are made using circulating blood. NMDP says most donors are able to return to normal activities within one to seven days.

Absconders cannot get anticipatory bail: SC

New Delhi: The Supreme Court has directed all high courts not to grant anticipatory bail to absconding accused and seek protection from arrest from the Constitutional Court after his co-accused was acquitted after completion of trial. A bench of Justices JB Pardiwala and Vijay Bishnoi quashed the Madhya Pradesh High Court’s order granting anticipatory bail to the absconding accused and directed him to surrender and apply for regular bail. It expressed dissatisfaction with the Supreme Court’s direction to the trial court granting bail on the day the accused filed his bail plea.Judge Bishnoi, who wrote the judgment, said, “Generally speaking, absconders are not entitled to the relief of anticipatory bail. However, in certain special circumstances, if the court, after carefully reading the Criminal Intelligence Report, case diary and other relevant record materials, initially believes that the absconding defendant has not filed a case, it can exercise the power to grant anticipatory bail.”The court noted that the accused was part of a mob who not only escaped but also threatened to kill an injured person for opposing his bail plea. The judge said the co-accused’s acquittal could not justify granting him anticipatory bail as he failed to cooperate with investigations and delayed the trial.“The relief of granting anticipatory bail… sets a bad precedent and sends a message that law-abiding co-accused who are on trial are not participating seriously in the trial process and further incentivizes people to evade legal process with impunity,” the Supreme Court said. The judge directed the accused to surrender before the trial court within four weeks and seek regular bail.
